Cypress, Texas Explained: 77429 vs. 77433

Home Prices, Neighborhoods, Schools, Taxes and Lifestyle in Cypress's Two Main ZIP Codes

Written by Gabrielle Strout, Cypress Realtor with Compass Real Estate

If you're searching for homes in Cypress, TX, you'll quickly notice two ZIP codes come up again and again:

77429 and 77433.

They're both Cypress. They're both in northwest Harris County. And they're both popular with families and relocation buyers.

But they're not the same market.

In my analysis of the 12 months ending September 2026, 77433 had more than two and a half times as many home sales as 77429, a higher median sale price and a much higher average sale price.

That's because the two ZIP codes developed differently—and that difference affects home prices, home ages, taxes, amenities and the overall feel of your neighborhood.

I live in Cypress and work with buyers and sellers in both ZIP codes. In this guide, I'll break down:

  • Where 77429 and 77433 are

  • How home prices and sales compare

  • Which neighborhoods are in each ZIP

  • Schools, taxes and commutes

  • The lifestyle differences

  • And how to decide which ZIP code fits you

Quick Answer: What's the Difference Between 77429 and 77433?

77429 is generally the more established part of Cypress, with older neighborhoods, mature trees, more resale homes and a lower median price. It includes communities such as Coles Crossing, Longwood Village, Lakes of Rosehill and the Villages of Cypress Lakes. 77433 is the larger, faster-growing ZIP code, home to master-planned communities such as Bridgeland, Towne Lake, Fairfield, Marvida and Dunham Pointe, with more new construction, more amenities and a wider price range. In the 12 months ending September 2026, my MLS analysis showed a median sale price of about $380,000 in 77429 and about $434,000 in 77433.

1. First, a Quick Explanation of Cypress

Cypress isn't an incorporated city. It's a large unincorporated area of northwest Harris County. That means:

  • There's no City of Cypress property tax.

  • Many services are provided by Harris County, MUDs and other special districts.

  • "Cypress" mostly describes a mailing address and a community identity.

The two main residential ZIP codes are 77429 and 77433. (You may also see 77410, which is used for P.O. boxes.) Some addresses near Cypress use other ZIP codes, such as 77070, 77095 or 77447—and a few sections of Bridgeland have 77447 addresses.

3. Home Prices & Sales: The Numbers

What this tells us

77433 is the bigger market. It accounted for roughly three out of every four sales across the two ZIP codes in my analysis.

77433 has a much wider price range. The gap between its median ($434,308) and average ($509,259) shows how many higher-priced homes—especially in Towne Lake, Bridgeland and Dunham Pointe—pull the average up.

77429 is generally more affordable per square foot. That's typical of an area with more established resale homes.

77433 homes took slightly longer to sell on average. A big reason: resale homes in 77433 often compete with new construction from builders offering incentives.

The most recent month

Monthly numbers bounce around, but here's a snapshot from HAR.com for single-family homes in September 2026:

77429

77433

Median sold price (Sept. 2026)

~$374,000

~$405,000

Median sold price (Aug. 2026)

~$380,000

~$437,000

Median lease price (Sept. 2026)

~$2,233/month

~$2,475/month

I wouldn't read too much into one month. But both sources point to the same pattern: 77433 generally costs more, and 77429 offers a lower entry point.

4. Home Prices Across Cypress by Price Range

Across both ZIP codes, here's how the 3,482 sales in my analysis broke down:

Price Range

Homes Sold

Under $400,000

1,620

$400,000–$500,000

692

$500,000–$750,000

781

$750,000–$1 million

253

$1 million+

136

Nearly half of all sales were under $400,000. But Cypress also has a meaningful luxury market—and most of it is concentrated in 77433 communities such as Towne Lake, Bridgeland and Dunham Pointe.

6. A Note About "Cypress North" and "Cypress South"

On HAR.com, you'll also see listings labeled Cypress North and Cypress South. These are MLS market areas—and they don't match the ZIP codes exactly.

For example:

  • Fairfield and Lakes of Fairhaven have 77433 ZIP codes but are in the Cypress North market area.

  • Bridgeland and Towne Lake are 77433 and in the Cypress South market area.

  • Some northern 77429 neighborhoods, such as Hayden Lakes and Village of Indian Trails, are grouped into a Tomball market area.

So when you're comparing statistics, make sure you know whether you're looking at a ZIP code or a market area.

7. Why the Two ZIP Codes Feel So Different

77429: Grown over decades

Much of 77429—areas around Huffmeister, Telge, Spring-Cypress and Cypress-Rosehill—developed gradually on former ranch and farmland, beginning decades ago.

That's why you'll often find:

  • Mature oak and pine trees

  • Larger lots, and some acreage properties

  • A variety of home styles and ages

  • In many established neighborhoods, lower total tax rates as older MUD debt has been reduced or paid down

77433: Large master-planned growth

Much of 77433 includes former farmland and pasture along the Grand Parkway (SH-99) and US-290, developed in large tracts by master-planned community developers.

That's why you'll often find:

  • New construction and newer resale homes

  • Lakes, trails, pools, activity centers and events

  • Newer retail, including Bridgeland Central and the Boardwalk at Towne Lake

  • Higher MUD tax rates in many newer sections

  • Ongoing construction and growth

8. Schools

Most of both ZIP codes is served by Cypress-Fairbanks ISD. But there are exceptions:

  • 77429: Parts of the northern area are served by Tomball ISD.

  • 77433: Parts of Bridgeland are served by Waller ISD, and future southern Prairieland Village sections are planned for Katy ISD but haven't been released for residential development yet.

ZIP code does not determine school assignment. Always verify the assigned schools for the specific address directly with the school district.

Also worth knowing: Cy-Fair ISD voters will decide Proposition A, a tax rate election, on November 3, 2026. The outcome will affect the district's tax rate for 2026.

9. Commutes

Both ZIP codes rely heavily on US-290 and the Grand Parkway (SH-99), but location within each ZIP matters.

  • 77429 generally has better access toward SH-249, FM 1960, Beltway 8 and north Houston, which can help for The Woodlands and IAH.

  • 77433 generally has better access to the Grand Parkway corridor toward Katy and the Energy Corridor, as well as US-290 toward Houston.

  • Downtown commuters in both ZIP codes often use US-290, the US-290 managed (HOV/HOT) lane or METRO's Cypress Park & Ride.

What I'm Seeing in the Cypress Market

Sales have slowed compared with last year, and inventory is up. That gives buyers more choices in both ZIP codes.

Buyers want move-in ready. Remodeled homes are winning. Homes that need work are often selling only with price adjustments or concessions.

New construction is shaping 77433. In communities like Marvida, Bridgeland and Dunham Pointe, resale sellers are competing directly with builders and their incentives.

There's a lot of optimism about what's coming. The Houston Texans' planned facility in Bridgeland Central has many people excited about the future of this part of Cypress.

Growth comes with traffic. I'll always be honest about that. Test your commute before you commit.
